Mr. Israel specializes in all facets of commercial real estate law including acquisition, development, leasing, financing and disposition, with experience in large multi-state transactions. He has experience in both private practice and as senior in-house real estate counsel for one of the largest retail companies in the world. He also has practical business experience as the principal and founder of a real estate development, management and brokerage company that has developed retail and multi-family properties in multiple states. While in-house with Home Depot, he was responsible for all real estate legal matters for the Southeast Division, including a store development program with a pipeline of up to 100 sites and portfolio management for over 250 property locations. He has extensive experience in the preparation of retail, office and industrial leases representing both landlords and tenants. He has negotiated and closed numerous loan transactions including construction and permanent loans having multi-state and multi-property collateral. Mr. Israel has also negotiated and closed numerous real estate acquisitions and dispositions, including office buildings, apartment complexes, retail shopping centers and raw land for commercial development. He has drafted, amended and reviewed corporate documents, partnership and LLC operating agreements, restrictive covenants, easements, 1031 exchange agreements and management agreements.
Mr. Israel is also and accomplished entrepreneur and businessperson. As founder and principal of a full service real estate company, he has developed and managed multiple retail shopping centers and a mixed use apartment/retail project from site identification through construction and lease-up. He has raised equity financing and negotiated operating agreements for various property-specific limited liability companies. He has also managed construction of multiple retail shopping centers, including pay applications, lien waivers, change orders, punchlists, lien issues, architectural and engineering.
Through his years of legal and business experience, Mr. Israel has developed a practical, business oriented approach to the practice of law.
Mr. Israel is a member of the International Council of Shopping Centers. He also is a member of the Georgia Bar.
